On November 14, 2025, the Cook County Treasurer’s Office officially issued second-installment property tax bills. We understand that the timing of this year’s bills may create challenges for taxpayers, and we want to make sure you have the information and resources you need.
You can easily view and download your bill, make a payment, check for available refunds, review your exemption history, and access additional property information by visiting the Cook County Treasurer’s Property Tax Overview page. To look up your bill, simply enter your property address or PIN.
Please remember payments are due by December 15, 2025.
If you believe your property is over-assessed, you may file an appeal with the Cook County Board of Review. Some townships have already closed for this session and are no longer accepting appeals.
- Townships Open for filing through Nov. 21, 2025: Leyden, Lemont, Worth, Hyde Park, Calumet, Bremen
- Townships Open for pre-file: Hanover, Schaumburg, Palatine, Wheeling, Niles, Jefferson, North, Proviso, South, Lake, Orland, Thornton, Rich, Bloom
The next opportunity file an appeal after this cycle will be in 2026 when reassessments are issued by the Cook County Assessor's Office.
Please note that the Cook County Board of Review does not issue tax bills. Our office is responsible for hearing taxpayer appeals regarding the assessed values set by the Cook County Assessor’s Office. While we are not involved in the billing process, we remain committed to helping taxpayers understand their assessments and navigate the appeal process.

CHICAGO – Cook County Board of Review District 2 Commissioner Samantha Steele invites Leyden Township residents to a free, in-person property tax outreach event designed to help homeowners understand their property assessments and file appeals.
The event will be held Tuesday, November 18, 2025, from 5:30 PM to 7:00 PM at the Schiller Park Community Center, 4501 25th Avenue, Schiller Park, IL 60176.
Residents can arrive at 5:30 PM to meet with analysts for individual support. A brief overview of the property assessment and appeals process will begin at 6:00 PM, followed by one-on-one assistance for attendees. Taxpayers should bring their Property Index Number (PIN), located on their property tax bill.
“I encourage all Leyden Township residents to join us at this event and get help filing their appeals,” said Commissioner Steele. “Our team is here to support neighbors through the property tax appeal process, and with the November 21 filing deadline approaching, it’s a great opportunity to make sure your appeal is submitted on time.”
Taxpayers in Leyden Township can submit property tax appeals to the Board of Review until November 21, 2025, at 11:59 PM. The deadline to submit additional evidence is December 1, 2025. Attendees are encouraged to register for the event here.

CHICAGO – Cook County Board of Review District 2 Commissioner Samantha Steele will host an outreach event in Jefferson Township to help taxpayers navigate the property tax system and file appeals.
The event will take place on Monday, November 17th, from 5:30 PM to 7:30 PM at the Irish American Heritage Center, 4626 N. Knox Ave. Chicago, IL 60630.
Attendees may arrive starting at 5:30 PM to meet with analysts and receive assistance. Taxpayers should bring their property index number (PIN), which is listed on their property tax bill. A brief presentation on the property assessment and appeals process will begin at 6:00 PM, with analysts available throughout the event to provide one-on-one assistance.
“Every year, the magnitude of Jefferson Township events prove they are incredibly valuable for the community,” said Commissioner Steele. “Pre-file events like this give taxpayers the opportunity to submit an appeal before the township officially opens for filing. I encourage everyone to take advantage of the in-person assistance, where our analysts can answer questions and file your appeal on the spot.”
Jefferson Township has not yet opened for filing appeals at the Board of Review. This pre-file event allows taxpayers to submit their property tax appeals before the official filing period opens. Attendees are encouraged to register for the event here.

CHICAGO – After months of delays and uncertainty, Cook County taxpayers can expect to receive their property tax bills this week. While residents are receiving long-awaited clarity, county employees are still facing significant challenges following the delay. The second installment bills, originally set to be mailed July 1 and due August 1, will now be due mid holiday season, a shift that highlights greater ongoing challenges in the county’s property tax system.
Despite setbacks outside of the Board's control, Cook County Board of Review District 2 Commissioner Samantha Steele was able to commend her team for completing their work ahead of schedule, building on the success achieved in 2024 — when tax bills were delivered on time for the first time since the pandemic. Even with the Board of Review finishing early, broader issues related to a system update have prevented the cycle from moving forward as smoothly as taxpayers deserve.
Cook County’s property tax system depends on coordination across multiple offices and accurate, timely data sharing. Assessing property values, processing appeals, calculating bills, and finalizing collections all require seamless communication and synchronized workflows. When one component is delayed, it creates ripple effects that impact both county employees and taxpayers.
A key challenge this year has been the late delivery of tax rates. Typically published on July 1, the same day tax bills are issued, these figures are essential for the Board of Review to complete its portion of the property tax cycle. Tax rates can be factored into the valuation of commercial properties, so they are necessary for Board staff to review commercial appeals. The delay in receiving the rates creates additional strain on these employees, who must complete their ongoing work, while simultaneously addressing appeals now that the rates are available. These delays could continue to compound, affecting the property tax cycle well into the next year.
Ultimately, the situation highlights a need for better governance and a more reliable process. Commissioner Steele emphasized that Cook County taxpayers deserve a system that is fair and accountable. “Our team has shown that completing our work ahead of schedule is possible,” she said. “Getting bills out to taxpayers is an important milestone, but it’s only the beginning. County leadership must ensure the property tax process is reformed into a more predictable and transparent system that adheres to its schedule and delivers the results taxpayers expect and deserve.”

“This outreach is especially important for taxpayers who have not yet filed their appeals,” said Commissioner Steele. “The event on October 20th gives taxpayers a chance to get help filing before the October 21st deadline. Our team will be on-site to provide one-on-one assistance and make sure everyone has the opportunity to submit an appeal on time.”

CHICAGO – Cook County’s second installment property tax bills, which are historically due August 1, have been delayed, with no mailing date currently set. Commissioner Samantha Steele at the Cook County Board of Review (BOR) is prioritizing taxpayer support to help mitigate uncertainty and provide assistance with filing property tax appeals.
“The delay in the second-installment property tax bills may understandably cause stress for taxpayers, and we recognize the impact this has on both individuals and local governments. While the Board of Review is not responsible for issuing these bills, our office completed our assessment review work on time, finishing weeks ahead of schedule to help ensure bills could be issued as promptly as possible.
In District 2, I have made public outreach a top priority to make the appeals process as accessible and straightforward as possible. Through in-person workshops, community events, and direct taxpayer assistance, we continue to provide face-to-face support, education, and resources to help residents navigate the property tax system with confidence,” said Commissioner Samantha Steele.
The Board of Review is responsible for reviewing property assessments and hearing appeals from taxpayers who believe their property has been overvalued. Filing an appeal can provide relief by adjusting the assessed value of a property and, in some cases, lowering the amount of property taxes owed.
To help taxpayers navigate this period of uncertainty, Commissioner Steele continues her long-standing practice of hosting outreach events in each of the 14 townships she serves. At these events, taxpayers can receive guidance on filing property tax appeals, ask questions about the assessment review process, and access educational resources to better understand property taxes.
